Condominiums

$ 99 + HST
  • This is any type of condo, apartment style per door.

Homes

$ 149 + HST
  • Detached, semi-detached and townhomes

Multi-unit Homes

$ 99 + HST
  • Per door, this includes homes with a main/upper/basement

Tenant Selection Fee

  • 50% of first months rent + HST, New Clients Only. Subsequently it will be 75% for every new tenant onboarding.

Offer 24/7 on-call emergency service directly to tenants—no outsourcing
Manage monthly rent collection from tenants
Handle coordination and processing of eviction notices, noise complaints, and notice of entry
Deliver monthly and annual revenue and expense reports
Directly deposit rental revenue into the landlord's bank account
Coordinate scheduling for maintenance and repairs
Provide a curated list of experienced vendors offering preferred pricing—all vendors are licensed
Employ licensed & insured staff, including a full-time in-house handyman and cleaning team
Ensure all staff are trained in the Ontario Residential Tenancies Act
Perform fall inspections
Conduct spring inspections
Facilitate payment of property taxes
Manage monthly payment of utilities
Handle monthly payment of condo fees

Provide detailed market analysis for informed decision-making
Conduct on-site assessments and consultations to prepare the property for leasing
Coordinate with on-site management offices for property showings
Utilize various channels such as Corporate Relocation Companies, Executive Search Firms, MLS, Kijiji, Craigslist, and our website to advertise and list the property for lease
Capture professional high-resolution photography of the property
Organize and conduct showings, including open houses when applicable
Pre-screen all prospective tenants
Perform thorough background checks, including obtaining a full credit bureau report
Prepare a comprehensive and legally binding lease agreement
Customize lease agreements with clauses designed to protect the interests of the landlord
Require landlord approval for all tenant applications (denials do not necessitate explanation)
Compile a detailed inventory of the property's condition, appliances, heating and cooling systems, etc.
Ensure compliance with utility connection requirements, tenant insurance, and key deposit collection (keys are withheld until all conditions are met)
